The Site
The site is approximately 1.84 hectares, in a well connected location and sits to the north of Trumps Green Road, Knowle Hill. It is bounded by housing to the north and east, and Wentworth Golf Club to the west. There are mature trees along the boundaries, which provide a screen.
The land is now unused and forms part of an area that has been allocated by Runnymede Borough Council to deliver new homes as identified within the Runnymede 2030 Local Plan (site allocation SL10).
The site is located within flood zone 1 and therefore at a low risk of flooding. A new surface water drainage strategy would ensure that the occupied development will reduce surface water flows from the site to a runoff rate less than existing greenfield runoff rates.
The drainage strategy would incorporate a combination of Sustainable Drainage Systems (SuDS), which would capture, convey, and store surface water runoff from the development whilst also delivering interception and pollution risk management. Surface water will be treated at source before discharging to a new adopted surface water sewer network located in the developments estate roads.
The development would be provided with a new network of gas, water, electricity, and telecommunication infrastructure that would be located in the development's road network and be fed from existing infrastructure present in Trumps Green Road, with the existing infrastructure upgraded where necessary. A new on-site substation would provide the required electricity.
As previously mentioned, this site has been allocated for residential housing by Runnymede Borough Council. While this has established the principle of development, the nature of the proposals and detailed plans have not yet been agreed.
